This study aimed to explore the extent of applying sustainability concepts in new housing projects in Benghazi during the period (1990-2012), which witnessed the resumption of housing activity throughout the country. A set of factors and standards related to the production and use process of the residential environment were addressed in its various stages (site selection, planning, design, implementation, occupancy and maintenance). The case study approach was adopted, which allows the use of documentary and experimental data relevant to the purpose of the study. Five areas were selected for the case study, representing new residential communities in Benghazi. The results of this study showed that the production of the residential environment in the study areas faced many problems and obstacles regarding the application of the concept of sustainability in the residential environment. The site selection process did not take into account the economic, environmental, social and demographic principles of sustainability. In addition to neglecting the participation of the end user in its production.
